Stiles Partnership’s Focus on 800 Brickell Boosts Tenant Roster, Yields 2012 Building of the Year Award
Deerfield Beach, FL – April 10, 2012 – (RealEstateRama) — In Downtown Miami’s fiercely competitive office market, a Stiles partnership has found a sweet spot that’s turning its $1 million investment in “green” enhancements and building upgrades at the 800 Brickell office tower into rapid leasing momentum – while winning the industry’s prestigious 2011-12 Building of the Year honors.
Since the partnership completed upgrades in 2011 that thoroughly modernized the landmark 15-story office complex, leasing is up substantially – by over 5 percent in the last four months alone. Adding to the building’s draw, the Building Owners and Managers Association (BOMA) Miami-Dade just named 800 Brickell as The Outstanding Building of the Year (TOBY) for 2011-2012 in the Earth Award category. Stiles also leases and manages the property.
“As a marquee office building at the heart of Brickell’s business district,
800 Brickell has found an effective market niche with companies that thrive on the building’s quality, its ‘Main-and-Main’ location — and its extremely flexible floor plans,” said Stiles Chairman Terry Stiles. “We’re drawing ‘creatives,’ including ad agencies, international marketing and professional firms, who also value the modern design and host of green features.” The 208,325-square-foot complex is a key strategic asset in Stiles’ growing Miami-Dade market presence, he added.
Tenants leasing at 800 Brickell in recent months include The Sol Group international resort and hotel management company; CMGRP, a division of The Interpublic Group, Inc.; the Blue Print Group, LLC, communication and marketing firm; Creative Spanish Group marketing company; Employee Mobility Solutions, an immigration and relocation services firm; and Swett & Crawford, a global insurance broker. They joined a distinguished tenant roster that includes Ferragamo International, Totalbank, Banco de Brasil, the Chilean Trade Commission and Conde Nast America.
According to Michael Taylor, Stiles Director of Real Estate, Miami-Dade County, 800 Brickell offers a distinctive charm and human scale, set among more massive office towers. “We’re seen increased activity in the Brickell submarket in the last six months,” he said. “By focusing on 800 Brickell’s ‘sweet spot’ – companies that need both prestige and highly flexible space — we’re aggressively attracting new tenants.”
The TOBY Earth Award, which BOMA Miami-Dade presented to Stiles’ team in March, honored 800 Brickell for achieving superior performance in all aspects of the building’s management, while preserving and enhancing the internal and external environment through sustainable programs.
The Stiles partnership invested in efficient energy systems and advanced technology for 800 Brickell and upgraded enhancements throughout, from the three-story, glass-walled lobby atrium to the complex’s grounds. The building achieved Leadership in Energy and Environmental Design (LEED) Silver certification in December 2011 and also earned the distinguished U.S. Environmental Protection Agency’s ENERGY STAR rating in 2009 and 2010. BOMA previously honored 800 Brickell with a 2009-2010 TOBY award in the 100,000-249,000 Square Feet category.
With flexible floorplans ranging from 1,104 to 7,696 square feet,
800 Brickell is within walking distance of a host of entertainment, dining and shopping amenities, including the mixed-use Mary Brickell Village, just a block away, and a nearby Metromover station.
