NEW OFFICE/HOTEL COMPLEX PLANNED FOR DOWNTOWN TAMPA

Tampa, FL – August 19, 2011 – (RealEstateRama) — Trammell Crow Company (TCC) is pleased to announce it has initiated the rezoning process to support the development of a 450,000-square-foot office development and 350-room hotel in Tampa’s Central Business District (CBD).

Comprising approximately four city blocks, the site is currently owned by Collier Enterprises and sits at the southern end of Marion Street, between Florida Avenue and Morgan Street. It is located directly east of the new CAMLS facility under development by the University of South Florida.

The entire project includes a 20-story, 450,000-square-foot office building, a 1,200-car parking garage, and a 350-room, four-star-plus business class hotel.

“The office building will set a new standard for the market in Tampa’s CBD,” said Bob Abberger, Florida Senior Managing Director for TCC. “The building will be designed to LEED® Gold Standards and feature large, 28,000-square-foot floor plates. The supporting parking garage also elevates the project among existing office buildings in downtown. The hotel will benefit both the office development as well as the demands of the new CAMLS facility and other downtown activities.”

Positioned for the northwest quadrant of the site, the hotel will benefit from the proximity to CAMLS, the Convention District and the St. Pete Times Forum. TCC has not yet secured a hotel brand (or ‘flag’) and the site design will remain flexible pending that decision.

Accessibility of the site is supported by true transit-oriented development with near-direct access via primary north/south arterials, the Crosstown Expressway, Marion Transit Center and the TECO Line Streetcar System.

“The project as conceived will offer attributes no other building in the CBD or suburban markets can with consideration to access, efficiency, quality, and supporting amenities,” said Abberger.
