Miami Sets Single-Family Home Sales Record in 2015 Total Residential Sales Register Third-Most Transactions...
Miami-Dade County single-family home sales set an all-time annual record in 2015, and sales for all existing properties posted the third-most transactions in history, according to the 41,000-member MIAMI Association of REALTORS® (MIAMI) and the local Multiple Listing Service (MLS) system.
With the release of market statistics for August, economists noticed a surprising indicator year-over-year. First, there were the predictable trends: median sale price climbed 9.3 percent from $270,000 to $295,000; median days on market dropped 34.5 percent from 55 to 36 days; active listings decreased 7.9 percent from 7,187 to 6,622 listings; and months’ supply of inventory declined 21.6 percent from 5.6 to 4.4 months
“Martin County Single Family Home sales continued to outpace last year’s sales figures. The number of Closed Sales were up 13.7%, Supply went down 31.2%, and the Average Sale Price rose 11.7%. The sustained high demand for homes and the diminished supply continued to push prices up to where the Median Sale Price now comfortably sits at $306,500. The Miami real estate market recorded its highest number of single-family home sales of any month in history in June and is on pace to set another all-time annual sales record, according to a new report by the 36,000-member MIAMI Association of REALTORS® (MIAMI) and the local Multiple Listing Service (MLS) system.
